Your tenancy is the contract between you and us that allows you to live in your home. Find out what you can expect when you sign a tenancy agreement with us.

We will provide a safe, affordable and secure home, with quality landlord services.
You will keep to the terms of your tenancy agreement and pay your rent and charges in advance.

What you can expect from us

Universal Credit Verifications

  • We have to verify that the details you provide are accurate.

Tenancy references

  • We may contact other landlords to check references for new tenants before we will let a property.

Court

  • We will provide the step by step actions that have been taken to evidence that all steps have been made to avoid eviction and homelessness. 

Arrears checks

  • Other landlords will contact us for arrears information as part of their own lettings protocol.

Right to Buy and Right to Acquire

  • Right to Buy 2 (RTB2) & Right to Acquire 2 (RTA2) notices will be issued within four calendar weeks of receiving the application.
  • Section 125 & Right to Acquire 3 offer notice will be issued within eight calendar weeks (for a house) and 12 calendar weeks (for a flat) of the RTB2/RTA2 notice. 

Leasehold

  • If a formal lease extension requested is served (section 42 notice), we will respond in two months.

Shared Ownership

  • Mandatory Buyback - we will respond within six calendar weeks of receiving the initial notice to sell. We will either accept a surrender of the term or decline, and nominate another association. 
  • We will complete the surrender of the term (buyback) within three months of receiving the 'ready to sell notice'.
  • Staircasing - We will issue valuer's determination in writing within seven calendar days of receipt of the valuation report.

You will

  • Understand and meet your responsibilities as set out in your tenancy agreement
