Fire safety
Our advice for staying safe from fire.
A fire safety risk assessment looks at what could cause a fire where you live, what can prevent it, and what impact a fire would have.
This fire risk assessment covers your own flat, the communal areas, other internal areas, and also the external structure of your building.
If you'd like to read the full fire risk assessment, then email us at staysafe@peaksplains.org. Since it's over 100 pages long, we've narrowed down the most important bits here for you.
Range and Pennine Courts, as you know, are the buildings with lots of flats in it. Each building has 15 floors (reaching 43.5m high!), with self contained flats on each floor. They were build in the late 1960s, and the Trust carried out a major refurbishment in 2012.
Under the new Building (Amendment) Amendment regulations, Range and Pennine Courts are 'higher risk buildings' because of the type of buildings they are. But the risk of fire is still low, as long as we all take the right precautions - like keeping communal areas clear.
Each year the Trust carries out a fire risk assessment of Pennine/Range Court.
These were completed on 30/01/2025
The risk assessment looks at the communal areas, the flats, staff areas and the external walls of the building.
The main purpose of the risk assessment is to assess whether fire safety provisions are in place and will address the risks identified and to ensure life safety and continued occupancy.
Once completed, an overall risk rating will be provided for the building.
Intolerable - The premises should be vacated
Substantial - Potential for serious injury or death to one or more persons
Moderate - Outbreak of fire could result in injury to one or more persons
Tolerable - Outbreak of fire unlikely to result in injury to any person
This rating will be reached based on the number of substantial risk actions, medium risk actions and low risk actions for each building.
